LUXURY LIVING IN BERLIN
Berlin has long been a city for demanding tenants who arrive for a while and are not willing to compromise. Whether it is a sabbatical, a longer project assignment or the stretch between two chapters of life: a furnished luxury apartment combines the flexibility of temporary living with the comfort you expect from a home of your own. This guide covers what makes a premium apartment in Berlin, which areas to look in, what to budget and what matters when you sign.

WHAT LUXURY TEMPORARY LIVING ACTUALLY MEANS
In the furnished segment, luxury means far more than a good address. What decides it is the sum of the details: high-quality, coherent furnishing, generous and well-thought-out floor plans, quiet yet central locations, and processes that run smoothly from day one. You will usually recognise a genuine premium apartment by a handful of recurring features:
- Designer furnishing and quality materials rather than standard inventory
- A fully equipped kitchen, fast internet and often smart-home comfort
- Concierge or service elements, for example in serviced apartments
- Handsome period buildings or modern new-builds in sought-after neighbourhoods
- Move-in-ready fit-out, so all you have to do is unpack your suitcase

THE BEST AREAS FOR LUXURY APARTMENTS
Berlin does not have one luxury address but several districts, each with its own character. Which one suits you depends on whether you want the metropolitan centre, understated elegance or green quiet.
-
Charlottenburg & Wilmersdorf: the classic west, with Gründerzeit period buildings, the Kurfürstendamm and long-established infrastructure.
-
Mitte & Tiergarten: central and representative, ideal if you want to live close to everything.
-
Grunewald & Dahlem: quiet villa districts in the green south-west, popular with families and executives.
-
Prenzlauer Berg: restored period charm, rows of cafés and a lively but upmarket setting.

PENTHOUSES, PERIOD GEMS AND SERVICED APARTMENTS
The premium segment covers several kinds of home. Penthouses offer roof terraces and long views, restored period flats win on stucco, high ceilings and generous rooms, and serviced apartments combine living comfort with hotel services such as cleaning and a reception desk. For longer stays it is precisely the combination of your own apartment and predictable service that appeals.

WHAT DOES A FURNISHED LUXURY APARTMENT IN BERLIN COST?
Prices vary considerably by location, size and fit-out. Because these are fully furnished apartments let on a temporary basis, monthly rents sit noticeably above those of unfurnished long-term leases. As a rough orientation:
| Apartment type |
Size |
Monthly rent (furnished, incl. utilities) |
| Premium apartment, 1–2 rooms |
approx. 45–75 m² |
from approx. €2,500 |
| Upmarket 3-room apartment |
approx. 90–120 m² |
from approx. €4,000 |
| Penthouse / villa floor |
from approx. 130 m² |
from approx. €6,500 |
