What Defines a Luxury Apartment – Our Quality Criteria
Not every expensive apartment is a luxury apartment. And not everything marketed as "premium" lives up to the label. We use clear, verifiable criteria to ensure that the "luxury" designation at FARAWAYHOME is substantive – not merely a price markup on mediocre furnishings.

Luxury Apartment vs. Luxury Hotel Suite – When Each Makes Sense
Munich has an excellent luxury hotel landscape: Bayerischer Hof, Mandarin Oriental, Hotel Vier Jahreszeiten Kempinski, The Charles, Rosewood (planned). For stays of one to seven nights, a luxury hotel is unbeatable. But the moment a stay is counted in weeks, the calculation shifts – and so does the quality of life.

Three months in a 120 m² luxury apartment in Lehel with a Bulthaup kitchen, underground parking, and Isar views: approximately €24,000. Same location, double the space, your own kitchen, Anmeldung possible – at 47 percent lower cost. For stays of three weeks or longer, the luxury apartment is superior both economically and practically.

Munich's Premium Locations for Luxury Apartments
In the luxury segment, the address defines the experience. Munich has half a dozen locations that stand comparison with Mayfair, the 16th arrondissement, or Belgravia – each with its own character and its own clientele.
Lehel is Munich's ultimate premium address and the choice for clients seeking inner-city exclusivity. Directly adjacent to the Englischer Garten, between Odeonsplatz and the Eisbachwelle. Gründerzeit palais with stucco ceilings and parquet floors, private gardens, gallery spaces along Maximilianstraße. The Bavarian State Opera, Haus der Kunst, and the Bavarian National Museum are all within walking distance. U4/U5 at Lehel, S-Bahn at Isartor. Luxury apartments from €5,000, representative Altbau apartments of 150+ m² from €8,000. The first choice for diplomats, partners at international law firms (Latham and Watkins, Freshfields, Hengeler Mueller – all with Munich offices within walking distance), and top executives who want absolute city-center proximity combined with cultural access.
Alt-Bogenhausen and Herzogpark are Munich's villa quarters – consulates, private residences, old trees, absolute quiet, yet only ten minutes to the city center. The villas along Maria-Theresia-Straße and in Herzogpark rank among Germany's most expensive private addresses. Diplomatic quarter character: discreet, secure, representative. Close to Munich Re (Königinstraße), the insurance district, and the Friedensengel. Excellent for families with children at the Bavarian International School (BIS Schwabing campus, reachable in 15 minutes). Luxury apartments from €4,500, villa apartments from €8,000, detached villas from €15,000.
Northern Schwabing – around Clemensstraße and Luitpoldpark – offers spacious Altbau apartments with Schwabing's urbanity but the quiet of an upscale residential neighborhood. Penthouses with Alpine panoramas spanning the entire chain from the Zugspitze to the Wendelstein. Roof terraces with city views, direct access to the Englischer Garten via the Hirschau. U3, U6, tram lines 12 and 27. Luxury apartments from €4,000. Popular with international executives who want urban living combined with green spaces – and with Google, Microsoft, and SAP executives whose offices are located in Schwabing.
Nymphenburg – the quiet streets around the Nymphenburger Kanal and the palace, not the commercial area around Rotkreuzplatz. Villas with gardens, spacious family apartments overlooking the palace park or the Botanical Garden. A neighborhood reminiscent of English garden suburbs: trees, quiet, space. Luxury apartments from €4,500, villas from €10,000. Ideal for families who want space, greenery, and an exclusive neighborhood with village character – Nymphenburg has its own weekly market, its own bakeries, its own social ecosystem.
Solln and Grünwald in Munich's south represent exclusive green living with villa character. Private grounds with mature trees, the Isar high-bank path, the Perlacher Forst at the doorstep. Grünwald has the highest per-capita income in Bavaria and its own villa infrastructure: private doctors, delicatessen shops, golf club within walking distance. International schools accessible by school bus (BIS Haimhausen, MIS Starnberg). S-Bahn S7 to the city center in 20 minutes. Luxury apartments from €4,000, villas from €8,000. Especially popular with families coming from London, Zurich, or Geneva suburbs who are looking for a comparable setting.
Isarvorstadt / Gärtnerplatz for clients who prefer urban luxury living. Munich's finest restaurants (Tantris DNA at the Isartor, Matsuhisa at the Mandarin Oriental, Pageou near Lenbachplatz), independent boutiques, the Gärtnerplatztheater, the Isar within five minutes' walk. Design apartments in renovated Altbau buildings, penthouses with city panoramas. Luxury apartments from €4,500. Not for those seeking quiet – for clients who want to live at the center of Munich's social scene and walk to dinner.
Who Rents Luxury Apartments in Munich?
Board members and C-level executives. When BMW appoints a new board member to Munich, Munich Re places an interim CFO, Siemens Energy transfers an executive from Houston, or Allianz relocates a divisional board member from London – the apartment is part of the package. Requirements are clear: representative address, discreet location, underground parking, designer furnishings, no more than 20 minutes to headquarters. Company leases with corporate billing are standard. For the B2B perspective: corporate housing in Munich.
Diplomats and international organizations. Munich hosts over 40 consulates and numerous international representations, the vast majority in Bogenhausen. Diplomats need apartments with representational quality – a living room that works for a reception of 20 guests, building-level security, discretion, and the ability to issue official invitations to an address that meets protocol standards. Alt-Bogenhausen and Lehel are the classic diplomatic addresses.
Entrepreneurs with a second residence. Munich as a second base – for recurring business travel, proximity to Bavarian partners, or simply as a quality-of-life investment. A furnished luxury apartment eliminates the overhead of ownership: no furniture purchase, no property management, no rooms sitting empty between visits. Many of our clients in this segment use the apartment two to three weeks per month and value the flexibility.
International families in transition. Purchasing property in Munich can take 12 to 18 months – from the first viewing to the notary appointment. In the meantime, families need accommodation that matches their standard: enough space for two or three children, a home office, proximity to international schools, a garden or roof terrace. School choice determines district choice: BIS families (Haimhausen campus) prefer Bogenhausen or Schwabing; MIS families (Starnberg campus) choose Solln, Grünwald, or Nymphenburg with school bus connections.
Medical stays at the highest level. Patients traveling to Munich for specialized treatment at Klinikum Großhadern (transplantation, oncology), Klinikum rechts der Isar (orthopedics, neurosurgery), or the German Heart Center (cardiology, cardiac surgery) – and accompanying family members who need a comfortable base for weeks. Thalkirchen and Hadern for Großhadern proximity, Haidhausen for Klinikum rechts der Isar.
Guest artists and cultural figures. The Bavarian State Opera (consistently ranked among the world's top five opera houses), the Munich Philharmonic at Gasteig HP8 (chief conductor: Lahav Shani), the Residenztheater, the Kammerspiele – Munich is one of Europe's most important cultural cities. Guest conductors, soloists, and directors on multi-month engagements need accommodation that matches their standing and practical needs: quiet, central, with adequate space for a piano or soundproofed rooms.
Lifestyle Infrastructure for Luxury Residents
A luxury apartment does not exist in isolation. It is part of an ecosystem that makes the difference between "expensive apartment" and "first-class living experience."
Dining. Munich has three two- and three-star Michelin restaurants (Atelier at the Bayerischer Hof, Tantris, EssZimmer at BMW Welt) and over a dozen one-star houses (Schwarzreiter, Les Deux, Pageou, Acquarello). The upscale dining scene concentrates in Lehel, Maxvorstadt, Schwabing, and Isarvorstadt. For daily life: the Viktualienmarkt (Munich's historic gourmet market since 1807), Eataly at the Schrannenhalle complex, Dallmayr at Marienplatz for delicatessen, Käfer for catering and fine foods.
International schools. Bavarian International School (BIS) with campuses in Haimhausen (primary and secondary, 26-hectare green campus) and Schwabing (city campus, secondary) – IB curriculum, over 60 nationalities, English-language. Munich International School (MIS) in Starnberg – IB curriculum, nature campus on Lake Starnberg, English-language. Lycée Français Jean Renoir (French curriculum, multiple locations). Japanese International School Munich. European School Munich (European Baccalaureate). School choice determines district – and we advise specifically: Bogenhausen and Schwabing for BIS, Solln and Grünwald for MIS, Sendling for the Lycée Français.
Culture. Bavarian State Opera (repeatedly ranked number one in international opera rankings), Munich Philharmonic at Gasteig HP8, Residenztheater, Kammerspiele. Pinakothek der Moderne, Museum Brandhorst (Cy Twombly collection), Haus der Kunst, Lenbachhaus (Blue Rider collection). For clients who regard culture as part of their lifestyle, Munich is on par with Vienna and London – with the advantage of shorter distances and more relaxed access.
Sport and nature. Golf clubs (München-Eichenried, Starnberg) within 30 minutes. Tennis at MTTC Iphitos in Bogenhausen – one of Germany's oldest and most exclusive clubs. The Englischer Garten for daily jogging, cycling, and Eisbach surfing. Ski resorts within 60–90 minutes: Garmisch-Partenkirchen (Zugspitze), Sudelfeld, Lenggries. Lake Starnberg and Tegernsee for sailing, kitesurfing, and watersports. Pre-Alpine hiking (Brauneck, Benediktenwand, Rotwand) for day trips. Munich is the only major German city where world-class Alpine skiing works as a day trip.
Private healthcare and wellness. Klinikum Großhadern (LMU University Hospital), Klinikum rechts der Isar (TU University Hospital), German Heart Center Munich – chief physician treatment and private wards at international top-tier level. Numerous private practices in Bogenhausen, Lehel, and Schwabing. Premium fitness: Body and Soul (multiple locations), personal training studios in Schwabing and Bogenhausen.

The Placement Process – What to Expect From Us
Personal consultation. In the luxury segment, we do not work with mass search and algorithms. You speak with a personal advisor who understands your requirements in detail – location, space, furnishings, school proximity, security, parking, pets – and assembles a curated selection of three to five apartments that precisely fit.
Discretion. Many of our luxury properties are not publicly listed. Owners in the premium segment do not want mass viewings and online photos across five portals – they trust targeted placement to qualified tenants. Your personal details are treated confidentially. On request, we communicate exclusively through your assistant, your relocation agency, or your HR department.
Viewings. Personal, individually scheduled – no open-house events. For international clients not yet in Munich, we produce detailed video walkthroughs that go beyond standard property photography: street environment, view from the window, noise level, actual lighting conditions at different times of day.
Contract support. We accompany the entire process: review of lease terms, coordination with your attorney or tax advisor, handover protocol, deposit handling. For company leases, we coordinate directly with your HR department or relocation service.
No tenant fees. Even in the luxury segment: zero commission, zero service fee, zero booking fee. The FARAWAYHOME model is financed by the landlord side.
Legal Framework for Luxury Rentals
The same legal framework applies to luxury apartments as to all furnished temporary rentals in Germany. Key points: Section 549 (2) No. 1 BGB (German Civil Code) for fixed-term leases with justification (temporary use) – no rent cap (Mietpreisbremse), automatic lease termination without notice. Bavaria's Zweckentfremdungsgesetz (ZwEWG) is not relevant as long as a proper rental contract with Wohnungsgeberbestätigung exists. Anmeldung (address registration) at the KVR is mandatory within 14 days of moving in – essential for bank accounts, insurance, and residence permits. For the full legal overview, see our page on furnished apartments in Munich.

Frequently Asked Questions About Luxury Apartments in Munich
What price do luxury apartments in Munich start at?
Furnished luxury apartments at FARAWAYHOME start at approximately €4,000/month for a two-bedroom in an upscale location (Schwabing, Maxvorstadt). Premium addresses in Lehel or Herzogpark start at €6,000, penthouses and villas at €8,000 to €25,000. All prices are all-inclusive.
What distinguishes a luxury apartment from an upper-range furnished apartment?
Designer furniture (B&B Italia, Minotti, Walter Knoll instead of standard furnishing), premium kitchens (Bulthaup or SieMatic with Gaggenau appliances instead of standard brands), high-end bathrooms (Hansgrohe or Dornbracht, freestanding bathtub), smart home controls (KNX/Loxone), roof terrace or private garden, underground parking included, and a location in Munich's most exclusive districts. The quality comparison table above shows the differences in detail.
Are rents all-inclusive?
Yes. Utilities, electricity, heating, water, Wi-Fi (fiber), TV licence, and underground parking (where available) are included. One amount, no hidden costs.
Is there a minimum lease?
In the luxury segment, typically three months. Shorter stays are negotiable on a case-by-case basis but rarely under six weeks. For short premium stays with hotel service, we recommend serviced apartments in Munich.
Can my employer sign the lease?
Yes. Company leases are standard in the luxury segment – the employer is the contract party, the employee is the user. Centralized billing and VAT-compliant invoicing. Details: corporate housing in Munich.
How discreet is the process?
Maximum discretion. Many properties are not publicly listed. Viewings are individually arranged – no open houses, no mass viewings. Your personal details are treated confidentially. On request, we communicate exclusively through your assistant or relocation agency.
Which districts are most sought-after for luxury?
Lehel (prime city center, Englischer Garten, State Opera), Alt-Bogenhausen and Herzogpark (villa quarter, diplomatic milieu), Nymphenburg (palace park, family villas), Grünwald (exclusive green living, highest income in Bavaria), and northern Schwabing (penthouses with Alpine views). Each location has its own character – we advise individually based on your priorities.
Which international schools are nearby?
BIS (Haimhausen + Schwabing campus, IB curriculum, 60+ nationalities), MIS (Starnberg, IB curriculum), Lycée Français Jean Renoir, Japanese International School, European School Munich. Bogenhausen and Schwabing for BIS families, Solln and Grünwald for MIS families – we advise on the optimal combination of school and district.
Are pets allowed?
Case-by-case – more restrictive with high-value flooring and designer furniture. Clarify early when contacting us. An increased deposit is standard.
Is a concierge service available?
With select properties, yes: package handling, cleaning coordination, restaurant reservations, key management. Not standard for all listings. If concierge service is essential, let us know when you inquire – we filter accordingly.
How quickly can I move in?
For optimal selection, we recommend four to six weeks of lead time. Urgent placements are possible, but availability at the top end is inherently limited and the best properties are often reserved early.
Do I need a Schufa credit report?
Alternatives are common and accepted in the luxury segment: international bank reference, employer guarantee from a major corporation, tax advisor confirmation, or prepayment. For company leases, the company's creditworthiness is assessed, not the employee's.
Can I view the apartment before committing?
Yes. We arrange personal viewings individually – by appointment, not as open houses. For international clients, we produce detailed video walkthroughs: apartment, street environment, view from the window, lighting conditions.
Does the rent cap (Mietpreisbremse) apply?
No. Furnished apartments rented under Section 549 BGB for temporary use are exempt from Germany's rent cap. This enables market-appropriate pricing for premium quality and incentivizes owners to offer their highest-quality properties on the temporary housing market.
What happens at the end of the lease?
The lease terminates automatically on the agreed date (Section 549 BGB) – no notice required, no successor tenant search. Extensions are possible if the apartment is available and are negotiated by us with the owner in advance. Contact us at least six weeks before lease end.
Do you also sell luxury properties?
Yes. FARAWAYHOME also facilitates the sale of luxury real estate in Munich. Contact us for a personal, non-binding consultation.
