Furnished Apartment vs. Alternatives in Frankfurt
Many landlords advertise low “cold rent” (Kaltmiete) and omit utility costs of €100–150 per month – plus heating surcharges of €150–250 monthly in winter. At FARAWAYHOME, the listed price is the final price. Here is how furnished apartments compare to every alternative:

When does furnished win? For stays of up to 18–24 months, a furnished apartment is almost always more economical. An unfurnished flat in Frankfurt requires furniture (€4,000–10,000), often a kitchen (€3,000–6,000 – many German apartments come without one), separate utility contracts (€100–150/month) and a deposit of up to three months’ cold rent. Add weeks of viewings, Schufa checks and moving logistics – with a furnished flat, you can move in within days.

No Schufa? No Problem
If you are moving to Frankfurt from abroad, you do not have a Schufa (Germany’s credit scoring system) – and on the regular rental market, that effectively disqualifies you. A typical viewing in Bockenheim draws 80 applicants, all with Schufa certificates. That is the Frankfurt housing reality in 2026.
Furnished apartments in Frankfurt through FARAWAYHOME bypass this barrier. Many of our landlords accept alternatives: an international proof of income, an employer guarantee letter, prepayment of two to three months’ rent or an international credit report (Experian, Equifax or equivalent). We recommend preparing at least two of these before you start your search.
Once you have a registered address and a German bank account, your Schufa history builds automatically. After six to twelve months, you will have the credit record that opens up the unfurnished market as well – should you decide to stay in Frankfurt long-term.
Best Neighbourhoods for Furnished Apartments in Frankfurt
Frankfurt is compact – 15 minutes by S-Bahn from the Westend to the airport. But the neighbourhood you choose will shape your day-to-day life significantly. Here are the best options for furnished housing in Frankfurt, Germany, based on over 13 years of letting experience.
Westend – Frankfurt’s Banker Belt
Grand Gründerzeit architecture, the Palmengarten botanical gardens, Grüneburgpark and the highest concentration of financial institutions in continental Europe. Deutsche Bank (Taunusanlage), DWS and dozens of law firms are within walking distance. U6/U7 connect to Hauptbahnhof in under ten minutes. First choice for bankers, consultants and executives. 2-bed from €2,300.
Nordend – Urban, Vibrant and Central
Berger Straße is Frankfurt’s best dining and café strip, Bethmannpark provides green space and the neighbourhood is one of the most popular residential areas for young professionals and families. Renovated period buildings, strong café culture and excellent transport (U5 Musterschule, U1/U2/U3 at Eckenheimer Landstraße). Ten minutes’ walk to the city centre. 2-bed from €2,000.
Sachsenhausen – Apfelwein, Museums and the Main River
Alt-Sachsenhausen with its traditional Apfelwein (apple wine) taverns is the tourist classic – but Sachsenhausen-Nord offers the better residential quality: the Museumsufer (Museum Embankment), Schweizer Straße with boutiques and restaurants and a short walk across the Alte Brücke into the city centre. Popular with expats, consultants and families. S-Bahn Südbahnhof connects to Hauptbahnhof in five minutes. 2-bed furnished flat in Frankfurt-Sachsenhausen from €1,800.
Bornheim – The Village Within the City
The Bornheimer Wochenmarkt (Wednesday and Saturday) is one of Frankfurt’s best farmers’ markets. Bornheim combines old-town charm with a younger, lively scene along the upper Berger Straße. U4 Bornheim Mitte reaches Hauptbahnhof in twelve minutes. Especially popular with Goethe University students and young professionals. 2-bed from €1,600.
Bockenheim – University Quarter, Lively and Affordable
Shaped by Goethe University’s former campus (now the Kulturcampus development): international, more affordable than Westend and Nordend, with a good restaurant scene. U4 and U6/U7 provide quick connections in every direction. Ideal for students, PhD candidates and budget-conscious professionals. 2-bed from €1,500.
Ostend – The ECB Quarter
Since the European Central Bank relocated to the Osthafen, the Ostend has become Frankfurt’s most dynamic neighbourhood. New residential buildings, a growing restaurant scene on Hanauer Landstraße and direct access to the Main riverbank. ECB staff walk to work. U6 Ostbahnhof connects to the Westend in ten minutes. 2-bed from €1,900.
Gallus – Central and Transforming
Directly south-west of Hauptbahnhof, the Gallus is undergoing massive transformation: the Europaviertel extension, new residential quarters and proximity to Messe Frankfurt (the trade fair complex). Commerzbank and numerous service firms sit in the adjacent Bankenviertel. Strong value for a central location. 2-bed from €1,600.
Europaviertel – Modern and Trade-Fair Adjacent
Frankfurt’s newest urban quarter, built on the former freight rail yard: Skyline Garden, modern architecture and direct proximity to Messe Frankfurt. Perfect for recurring trade fair visitors and professionals who prefer new builds. Frankfurt West S-Bahn station is a five-minute walk. 2-bed from €1,800.
Bahnhofsviertel – Maximum Central, Maximum Urban
Frankfurt’s most polarising neighbourhood – and one of its most exciting. An international restaurant scene along Münchener Straße, short distances in every direction and more bars per square metre than anywhere else in the city. Not for families, but ideal for young professionals who want walkable urban living. Studios from €1,300.
The reconstructed Neue Altstadt with its half-timbered facades has revitalised the city core. Housing here is scarce and premium, but the location is unbeatable: walking distance to all major employers, Konstablerwache S-Bahn hub for connections everywhere. 2-bed from €2,200.
Niederrad – University Hospital and Main Riverbank
Directly on the Main river, with Universitätsklinikum Frankfurt (Frankfurt University Hospital) as the major employer. Niederrad offers solid quality at significantly lower prices than the city-centre neighbourhoods. S-Bahn Niederrad connects to Hauptbahnhof in eight minutes, to the airport in twelve. Popular with doctors and hospital staff. 2-bed from €1,500.
Rödelheim – Affordable with Good Connections
West of the city centre, with Brentanopark as a green oasis and S3/S4 connections to Hauptbahnhof in ten minutes. Rödelheim is one of the more affordable options for furnished housing in Frankfurt and suits professionals looking for value. 2-bed from €1,400.
Frankfurt’s newest business district, directly adjacent to the airport. Condor, Lufthansa and numerous logistics and consulting firms are headquartered here. The Gateway Gardens S-Bahn station provides a direct connection to the city centre in 15 minutes. Ideal for frequent flyers and professionals with airport-based roles. 2-bed from €1,600.
Oberursel – Taunus Hills and International Families
Located at the foot of the Taunus mountains, with the Frankfurt International School (FIS) as a magnet for international families. U3 connects Oberursel to Frankfurt’s city centre in about 25 minutes. More space, more greenery and noticeably lower per-square-metre prices than in the city. 2-bed from €1,400.
Eschborn – Deutsche Börse and Lower Business Tax
Home to Deutsche Börse (the German stock exchange operator) and many financial services firms that take advantage of Eschborn’s lower trade tax compared to Frankfurt. S3/S4 connect to Hauptbahnhof in around 20 minutes. Functional rather than charming, but ideal for Deutsche Börse staff. 2-bed from €1,500.
Riedberg – New-Build Campus District
An entirely new residential quarter surrounding Goethe University’s science campus. Modern architecture, family infrastructure and U8/U9 connections to the city centre in 20 minutes. Popular with researchers, PhD candidates and young families. 2-bed from €1,500.

The Deutschlandticket at €49 per month covers all S-Bahns, U-Bahns, trams and buses across the entire RMV region – including rides to Eschborn, Oberursel and the airport. Frankfurt’s public transport network is compact and reliable: most commutes are under 20 minutes.
Your First 30 Days in Frankfurt
Before you arrive: Book your furnished apartment at least four to six weeks ahead. During Frankfurter Buchmesse (October) and semester start (April/October), start eight weeks early. Request the Wohnungsgeberbestätigung (landlord registration certificate) from your landlord before move-in – you will need it for your Anmeldung.
Week 1: Register your address (Anmeldung) at a Bürgerbüro Frankfurt within 14 days of moving in. You will need your passport or ID, the Wohnungsgeberbestätigung and, if applicable, your visa or EU citizen certificate. Open a German bank account – N26, Commerzbank or Deutsche Bank offer English-language accounts.
Week 2–4: Apply for your tax ID (Steuer-ID) if not yet received. Arrange liability insurance (Haftpflichtversicherung – roughly €5/month, not legally required but strongly recommended and sometimes required by landlords). Get a Deutschlandticket (€49/month) for unlimited public transport across the region.

Who Rents a Furnished Apartment in Frankfurt?
Expats and international professionals form the core of Frankfurt’s furnished apartment demand. The city has one of Germany’s highest expat ratios (ECB, banks, consulting firms), but the regular rental market demands Schufa, German-language income proof and months of lead time. A furnished apartment through FARAWAYHOME solves this: move-in ready, Anmeldung possible, no Schufa needed. See our Frankfurt Expat & Relocation Guide for the full arrival playbook.
Business travellers and project workers need more than a hotel room: a private kitchen, a separate workspace, a washing machine and stable Wi-Fi. Flexible leases from one month and all-inclusive billing simplify expense reporting. Particularly in demand: consultants at McKinsey, BCG or Deloitte stationed in Frankfurt for three to six months. For team relocations, see our corporate housing in Frankfurt page.
Trade fair exhibitors and visitors return to Frankfurt regularly – for the Buchmesse (October), IAA, Ambiente or Musikmesse. Hotel prices in Frankfurt double during the Buchmesse. A furnished apartment in Europaviertel or Gallus puts you within walking distance of Messe Frankfurt at a fraction of the hotel cost.
Students and researchers at Goethe University (Westend and Riedberg campuses) or the Frankfurt School of Finance face one of Germany’s most expensive student housing markets. A fully furnished apartment in Frankfurt eliminates the cost of furnishing and provides immediate Anmeldung for BAföG and the semester ticket. Bockenheim and Bornheim are the most popular student neighbourhoods.
Patients and families during medical stays at University Hospital Frankfurt (Niederrad) or the Bürgerhospital (Nordend) need a home-like environment near the clinic. Furnished apartments in Niederrad or Sachsenhausen offer proximity and the quiet that a hotel room cannot match.
Families in transition – renovations, job changes, relocations – need space quickly. Oberursel (near Frankfurt International School), Sachsenhausen and Nordend are the most family-friendly options. Many of our three- and four-bedroom apartments are equipped with child-friendly features.

Frequently Asked Questions About Furnished Apartments in Frankfurt
How much does a furnished apartment in Frankfurt cost?
Studios and one-bedroom flats start from €1,100/month in outer districts (Niederrad, Rödelheim). A 2-bedroom furnished apartment ranges from €1,500 to €3,000 depending on neighbourhood. Premium properties in Westend or Nordend start at €2,500. All prices at FARAWAYHOME are all-inclusive.
Is Frankfurt more expensive than Berlin or Hamburg?
Yes – Frankfurt is approximately 10–15 per cent more expensive than Hamburg and on par with Düsseldorf. Only Munich is significantly more expensive (20–30 per cent). Frankfurt compensates with shorter commutes and higher finance-sector salaries.
Is there a rent cap for furnished apartments in Frankfurt?
No. Under § 549 (2) No. 1 of the German Civil Code (BGB), furnished apartments on fixed-term leases are exempt from Germany’s Mietpreisbremse (rent cap). Landlords may legally charge above the Frankfurt Mietspiegel (rent index).
Do I need to register my address (Anmeldung)?
Yes, within 14 days of moving in. Register at a Bürgerbüro Frankfurt with your passport or ID and the Wohnungsgeberbestätigung (landlord registration form). Most FARAWAYHOME listings support Anmeldung.
What is included in the rent?
Electricity, heating, water, high-speed Wi-Fi and the Rundfunkbeitrag (broadcast fee) – all included in the listed price. With other providers, utilities can add €250–400 per month on top of the quoted rent.
Do I save with a longer lease?
Yes. Up to 31 per cent savings on a 12-month contract versus a single-month booking. See the degressive pricing example in the pricing section above.
Can I rent without a Schufa?
Yes. Many FARAWAYHOME landlords accept alternatives: international income proof, employer guarantee, prepayment or an international credit report (Experian, Equifax or equivalent).
Can I bring a pet?
Some listings accept pets, but not all. Smaller dogs and cats are more likely to be accepted. Mention your pet’s breed and size with your first enquiry.
Do I need liability insurance?
Haftpflichtversicherung (personal liability insurance) costs roughly €5/month and is strongly recommended. It covers accidental damage to your landlord’s furniture and fittings. Some Frankfurt landlords require it as a lease condition.
Which neighbourhoods are most popular?
Westend and Nordend for bankers and consultants, Sachsenhausen for expats and families, Bockenheim and Bornheim for students, Ostend for ECB staff, Gateway Gardens for airport roles. See the full neighbourhood guide above.
When is the best time to search?
Start four to six weeks before your desired move-in date. October (Buchmesse) and semester start (April/October) are peak demand periods – start eight weeks early. The best selection and lowest prices are typically found from January to March and July to August.
What is the difference between a furnished apartment and a serviced apartment?
A furnished apartment is a standard rental with full furnishings. A serviced apartment adds hotel-like services such as cleaning and a concierge. For longer stays, a furnished apartment is 30–50 per cent cheaper.
How quickly can I move in?
Many listings are available immediately. After signing the lease and paying the deposit (typically one to two months’ rent), you can often move in within a few days.
